Our Process

From First Conversation to Final Handover

Six defined stages, each with clear deliverables and your approval before we move on. No surprises, no guesswork.

  1. 01

    Initial Consultation

Every project begins with a conversation, by phone, WhatsApp, video call or at our Kubwa office. We discuss what you want to achieve, your budget range, your timeline and any documents you already have, and we answer your questions honestly, including whether GBAAC is the right fit.

    • Understanding of your objectives
    • List of information required
    • Agreed next steps
  2. 02

    Site Assessment

We visit the site to understand access, ground conditions, existing structures and constraints. For renovations, we carry out a condition survey. We review drawings, approvals and title documents so that our proposal rests on facts rather than assumptions.

    • Site or condition survey notes
    • Photographic record
    • Identified risks and unknowns
  3. 03

    Planning & Proposal

We prepare a written scope of works, an itemised quotation with exclusions and provisional sums clearly stated, a stage-by-stage programme and a payment schedule linked to measurable progress. We walk you through it line by line.

    • Scope of works
    • Itemised quotation
    • Programme and payment schedule
  4. 04

    Design & Project Preparation

Where design work is needed, we coordinate it with qualified professionals. We confirm approvals, finalise specifications and samples, schedule procurement of materials and prepare the site for construction.

    • Final drawings and specifications
    • Confirmed approvals
    • Procurement schedule
  5. 05

    Execution & Supervision

Our team delivers the work under daily supervision, with inspection hold points before work is concealed. You receive regular progress reports with photographs, and any change is priced and approved by you in writing before it proceeds.

    • Regular progress reports
    • Inspection records
    • Controlled variations
  6. 06

    Inspection & Handover

We inspect the completed work with you, resolve every item on the snag list, clean the site and hand over the project with relevant documentation. We remain available to address any defects that arise after handover.

    • Joint final inspection
    • Completed snag list
    • Handover documentation

Questions

About our process

How long does the process take before construction starts?

It depends on whether designs and approvals are already in place. With approved drawings, we can usually move from consultation to an itemised proposal quickly; where design and approval are still needed, that stage takes longer and we will explain the steps.

Do I have to commit after the consultation?

No. The initial consultation is free and without obligation. You decide whether to proceed after receiving our proposal.

Can I make changes once work has started?

Yes. Every change is priced and its effect on the programme explained before you approve it in writing. Nothing proceeds on a verbal instruction alone.

What happens if I find a defect after handover?

Contact us and we will inspect it. Defects arising from our workmanship are addressed in line with the terms agreed in your contract.
