Building Renovation

Building Renovation That Restores Value and Extends Life

We transform outdated and deteriorated properties into functional, modern and higher-value spaces, with the structural care that renovation work demands.

Overview

Building Renovation by GBAAC

Renovation is more demanding than new construction. Every existing building hides surprises: tired roofs, undersized wiring, failed waterproofing, cracked render or alterations made without proper engineering. A good renovation contractor finds these issues early and prices them honestly.

GBAAC renovates homes, apartments, offices and commercial premises. We begin with a thorough condition survey, separate what must be fixed from what you would like to improve, and give you a phased plan that protects the structure and your budget.

Whether the goal is to modernise a family home, prepare a property for rent or sale, or bring an older commercial building back into productive use, we treat the building with respect and the finished result with pride.

Our Methodology

How we deliver

  1. 01

    Survey

We inspect the property and document its condition before quoting.

  2. 02

    Options & priorities

We separate essential repairs from improvements so you can decide what to do now and later.

  3. 03

    Itemised quotation

Every item is priced, with provisional sums clearly marked for anything hidden until opened up.

  4. 04

    Phased works

Work is sequenced to protect the structure and, where needed, to keep part of the building usable.

  5. 05

    Inspection

Concealed work such as waterproofing, wiring routes and repairs is inspected before it is covered.

  6. 06

    Handover

Snagging, cleaning and a handover note recording what was done.

Many properties across Abuja and its satellite towns were built decades ago and are now due for roof, waterproofing, electrical and layout upgrades. Our base in Kubwa means we are close to established neighbourhoods across Bwari Area Council and the wider FCT. Where renovation alters the structure, external appearance or use of a building, we advise on whether approval from the development control authority is needed before work begins.

FAQs

Common questions

Have a question that isn’t answered here? Ask our team

Is it better to renovate or rebuild?

It depends on the condition of the structure, the layout you need and the cost of bringing the existing building up to standard. A condition survey is the starting point; our article on renovation versus new construction explains the main factors.

Can you renovate while we continue living in the house?

Often, yes. We phase work room by room or floor by floor, protect occupied areas and agree working hours. Some work, such as re-roofing or rewiring, may require short periods away from affected rooms.

How do you handle problems found after opening up walls or floors?

Our quotations identify areas where hidden conditions are likely and include clearly marked provisional sums. If something unexpected is found, we stop, photograph it, explain the options and agree the cost with you before proceeding.

Do renovations need approval in Abuja?

Internal finishing works generally do not. Structural alterations, extensions, changes of use and significant external changes may require approval from the development control authority. We advise on this during the survey.
